Construction of new extra care residential development in Beckenham for Phoenix Housing Trust.
The 4- and 5-storey scheme comprises 60 apartments and communal facilities which include a lounge, café/restaurant, as well as therapy and treatment suites. Ridge was commissioned by the contractor, to act as structural and civil engineering consultants.
The project, constructed in the grounds of an existing sheltered housing facility, presented significant challenges in terms of site access and logistics. Appreciating these issues was paramount – Ridge kept ‘constructability’ at the forefront of the proposed structural design.
Existing under the site is an 1800mm storm relief sewer which serves South East London. Working closely with Thames Water engineers, Ridge developed an innovative foundation solution, which bridged the sewer whilst mitigating detrimental effects of the adjoining construction. This allowed the sewer to remain live during construction and fully mitigated the requirement to divert the sewer, adding significant value to the scheme.
Hazelhurst Court is adjacent to Beckenham Hill Railway Station and the development therefore required approval from Network Rail. Ridge was responsible for all party negotiation and agreements were successfully achieved.

Ridge developed an innovative foundation solution to build over a master sewer
