Refurbishment of Grade II* listed building to provide 280,000 sqft of Cat A accommodation for HMRC together with 70,000 sqft of retail/ leisure facilities.

India Buildings was built in the 1920’s in two phases. The two stages straddled the former Chorley Street which became the Holt Arcade, running through the centre of the building.

The ornate shopping arcade, along with other key heritage elements, are being preserved and protected as part of the Listed Building Consent. The Grade II* Listed building occupies a whole block and is surrounded by roads. It consists of nine upper storeys, a ground floor arcade, a mezzanine level, a basement and a sub-basement.

Ridge undertook feasibility studies for refurbishing the main building, commercial units and heritage suites, developing and negotiating the Agreement for Lease with the incoming tenant, HMRC. We also produced the additional Development Fund Agreement works in partnership with the Fund Monitor.
