RBKC manages a stock of circa 10,000 dwellings. Ridge was originally appointed to undertake an asset management health check review and to formulate a business improvement plan. Following the Grenfell tragedy, this scope was widened to providing interim and asset management support to the Property Services Team.
In June 2017, responsibility for housing maintenance moved from the TMO to RBKC. Ridge provided staff to head-up the asset management team. The role included the day to day management of the strategic investment team.
Ridge has been responsible for maintaining and updating the stock condition database (Keystone), preparing capital works budgets and cost reports, considering procurement options and contracts, programming works and reviewing compliance procedures. In addition, Ridge also provided the following consultancy support:
Undertaking a large-scale stock condition survey of c. 2,000 properties and all associated blocks
Cost management (QS) interim support to the planned works delivery team
Management and specialist M&E engineering support for the installation of fire curtains, alarm panels and fire doors
Contract administration and cost management support for the refurbishment works undertaken to residents’ homes affected by the Grenfell fire
Post contract cost management audits of framework contracts and a value for money assessment
Emergency support to spalling concrete defects occurring on high-rise buildings, including project management and structural engineering services
Feasibility studies on longer term voids to ascertain works required to put them back into a lettable condition
