WM Housing Group is one of the Midlands’ largest not-for-profit social housing businesses, with more than 30,000 homes.
Ridge undertook garage site development feasibility studies to support its new build aspirations. Ridge surveyed and provided options appraisals for twenty garage sites in Coventry, to support an ongoing review of related assets as part of a wider approach to strategic asset management.
Ridge produced comprehensive individual reports for each site, which provided a clear executive summary that identified financial viability and the recommended opportunities to maximise performance of each site. The reports incorporated financial analysis, images, architectural sketch plans, graphic detail and a traffic light (RAG) analysis of the performance of each asset.
Services delivered by Ridge included:
Obtaining GIS map information to identify the sites and any neighbouring land owned by WM Housing
Undertaking a full stock condition and redevelopment feasibility survey of each site
Consideration of a range of site options including retention, redevelopment, change of use and disposal
Preparing a Garage Viability Model (NPV) to assess and compare current and potential asset performance
Consideration of neighbouring asset opportunities
Local housing market analysis to inform optimum unit mix for redevelopment options
Preparation of architectural sketch plans
