Brunel Retail Park

Ridge has recently been appointed by Westmount, a London based developer to carry out Quantity Surveying, Project Management, Employers’ Agent, and Principal Designer services for Phase 1 of the redevelopment of Brunel Retail Park.

The retail park was built in 1996 and purchased recently by Real Estate investment manager Mayfair Capital. Presented with two options, Mayfair Capital considered either constructing two new Industrial units and demolishing all existing retail units, or they could reorder the retail offering, demolish a small part of the park, and construct one smaller Urban Logistics Hub. After receiving planning permission for both options, retaining an element of existing retail was confirmed as the preferred route.

Phase 1 works includes relocation of an existing retailer into a purpose-built larger unit by amalgamating two existing units and then building a new external garden centre facility to the rear. In addition to this a second retailer is being welcomed to the retail park into a large bespoke unit, again, created by amalgamating two existing units together. Other unit works include installation of a new shopfront, relocation of an existing front entrance canopy, provision for new café drainage and creation of a new external garden centre facility to the rear.

There have been many challenges so far, the biggest being the limited existing construction information available in respect of existing incoming services locations externally, alongside limited construction detail of the existing retail units. To facilitate the requirement for two Garden Centres has meant that all Incoming Services within the proposed demises needs diversion. Collating necessary information to de-risk this element to Phase 1 of the project has been a priority.

Phase 1:

Unit 3a and 3b are to merge into one combined Unit 3 (26,000ft2), B&M are to move into this unit. Home Bargains are to move into the existing Units 4 and 5, which will merge to become Unit 4 (30,000ft2). Each of these units will have a garden centre area developed at the rear, 7,200 ft2 and 7,500 ft2, respectively. Works are expected to start August this year, with completion and handover anticipated for January 2023.

Phase 2:

Phase 2 will see the demolition of several of the remaining retail park units and construction of a new 41,140 ft2 Urban Logistics Hub, which will consist of: office accommodation, parking, landscaping, and rear loading facilities. The current main access road onto the site will also be reconfigured to provide secure access to the rear of the retained Retail units.

Works are provisionally due to start in September 2023 continuing to Easter 2024. Ridge is currently providing Quantity surveying services for Phase 2 and await full appointment to provide PM, QS, EA, and PD services with a view to embarking on the early pre contract stage of this second project phase.
