The planning team led the preparation and submission of the planning application which involved office accommodation with parking beneath, spread across three floors. The application, which was submitted in 2018, required significant monitoring during the decision-making process due to its sensitive location.
The site is in a rural location however the planning team put forward a robust case demonstrating that the application site is a key employment site and as such, the proposal was acceptable in principle. It was recognised by the LPA that Renishaw is a key local employer, and the proposal will enable growth of the business whilst also supporting existing employment.
Given the size of the proposed scheme, the preparation necessitated a collaborative approach to design ensuring matters such as residential amenity, highways, flooding, landscape and heritage impact, and ecology were addressed.
Sustainable transport options have been proposed with the bus provision, electric charging, cycle parking and travel plan encouragements. Concern regarding the highway assessment and the overprovision of parking will lead to insufficient model shift was raised by the neighbouring Highway Authority; South Gloucestershire Council (SGC). Ridge were able to demonstrate that this was a view not shared by Gloucestershire County Council or Highways England, however, provided additional information and enhanced mitigation which addressed the concern. SGC did not seek to review their position.
The application received a positive officer recommendation and planning permission was granted in March 2021.
