Outline Planning Permission Obtained for Strategic Development at Pagham, West Sussex

The planning team at Ridge are delighted to confirm that planning permission has been secured on behalf of Hanbury Properties for a strategic development at Pagham, West Sussex. (Arun District Council).
The development comprises the following
• 400 new homes (including 30% affordable)
• a 70 bedroom care home,
• a local service centre including retail and restaurant use,
• a primary school and
• open space including habitat creation and landscaping
The approved scheme included links between the site and Pagham Harbour and the Pagham Harbour cycle route.
The planning team at Ridge project managed the application which was submitted in 2016. The application was the subject of extensive negotiations in relation to a wide range of issues, but in particular to the educational contribution.
The site, which is greenfield, is allocated for strategic development. Situated within close proximity to Pagham harbour, the site is the subject of a number of constraints including being within close proximity of a SSSI, SPA. Whilst the majority of the site is within Flood Zone 1, a small area is included within Flood Zone 3.
The team at Ridge argued that the proposed development was acceptable in principle as it represented an allocated site. Demonstrating that the proposal complied with the development plan, Ridge were also able to show that any impact of the proposed development upon existing infrastructure has been mitigated through financial contribution and the provision of services and facilities. The Ridge planning team identified measures which will mitigate the impact of the development upon the Pagham Harbour SPA/Ramsar site to the south-west of the application site.
