Planning Permission Obtained for 4 New Units in a Non-Principal Settlement within the Cotswold District.

On behalf of Quarry Investments Ltd, Ridge was instructed to lead the planning application for the demolition of the former equestrian buildings and replace them with 4 dwellings on a site in the village of Nether Westcote. There were a considerable number of issues to be addressed in this instance, which included: the principle of the proposed development, impact of the proposal upon the AONB within which the site is situated, impact on residential amenity, flooding and drainage, ecology, access and parking and CIL.

The planning team at Ridge put forward a robust case and, despite a significant number of local objections being raised to the proposal, was able to convince the LPA that the proposal was acceptable. The LPA agreed with the arguments presented by Ridge that despite Nether Westcote being a non-principal settlement, the erection of the dwellings in the village would benefit services and facilities at neighbouring larger settlements, such as Bourton on the Water and Upper Rissington.  Furthermore, the team put forward a convincing case which demonstrated that the proposal would result in a sustainable redevelopment of previously developed land, proportionate to the settlement, and represented a high quality design appropriate to its location and would have no impact upon issues relating to flooding, amenity, and highway safety.
