Planning Permission Obtained for Shepherd Hut Holiday Accommodation in Cornwall

The team at Ridge was instructed as lead consultant on a planning application for glamping in Cornwall for three shepherds’ huts to be used as holiday accommodation. The site was the subject of a number of constraints including its location within the grounds of a listed building and in the Camel Estuary AONB.

The client initially submitted an application which was withdrawn due to concerns from officers. A revised application was submitted which was recommended for refusal due to concerns regarding the principle of development, including conflict with policy, as well as landscape and heritage concerns.

Following the officer’s negative recommendation, the planning team at Ridge was instructed to advise on strategy for achieving a successful outcome at planning committee, which included the preparation of rebuttals to the Officer’s report. The application went to committee with a recommendation for refusal however members voted unanimously to approve.
