£80m project rings the changes with focus on exposed services
The Manchester office of multidisciplinary consultancy Ridge and Partners has overseen the completion of the building services for Ask Developments’ new £80m office scheme, 100 Embankment. The 166,000 sq ft office building boasts 20,000 sq ft floorplates that are largely column-free and a tiered roof terrace overlooking Manchester Cathedral. And, says Ridge partner Chris Bradburn, the completion ‘rings the changes’ in terms of trends in office design and fit out.
We oversaw the design and fit-out of the building services for 101 Embankment next door and the look and feel was sleek and corporate, with suspended ceilings, flush lighting and ventilation.
Number 100 has a much more urban feel, with exposed ceilings, cable trays and other fixtures. The growth in tech and media firms in Manchester is unabated and our designs reflect their tastes and need, said Bradburn.
The 165,000 sq ft building 101 next door was completed in 2017 and is let to Swinton Insurance as its headquarters. The wider development includes a 442-space undercroft car park managed by Q-Park and a Sainsbury’s Local. Ridge has now completed the successful handover with the main contractor BAM. Greengate Embankment is a joint venture between Ask Real Estate and Tristan Capital, with Network Rail and Salford City Council as key stakeholders. Both buildings (100 & 101) have been designed by Flanagan Lawrence.
