Ridge gain planning permission for change of use of hotel to dwellings at Godalming Surrey

On behalf of Beechcroft Developments Ltd, Ridge are delighted to confirm that planning permission has been obtained for the change of use from hotel together with the erection of an extension and detached building to provide 23 dwellings at the Manor House Godalming.

Given the sensitivity of the site, there were a number of issues which needed to be addressed; the site was included in the Area of Great Landscape Value (AGLV), there were a number of trees within the grounds which were the subject of a TPO, the site was within 5 km of a SPA, the Manor House was a non designated heritage asset and part of the site was included within the Green Belt.

Ridge demonstrated that the hotel was no longer viable and the loss of the hotel use would not have a negative impact upon the existing stock of hotels within the Borough. Furthermore, Ridge were able to argue that the proposed development would bring the currently vacant hotel back into use. The proposed design of the new building and extension was of a high standard and it was concluded that the proposal would provide an adequate standard of accommodation. No harm would be caused to the AGLV or the interests of the SPA. The proposed design would ensure that no harm would be caused to the character and appearance of the non designated heritage asset.
