THE ASPIRATION
Designing a workplace for the future
Cadent Gas, a key player in the UK’s Critical National Infrastructure, needed a new regional headquarters that would unite around 1,000 staff from multiple outdated sites into a single, modern, collaborative workspace. The vision was to create a sustainable, high-quality building that reflected the company’s operational scale and environmental values – all while meeting a demanding programme and budget. The scheme would serve not only as a workplace but also as a landmark statement of Cadent’s commitment to its people, place and purpose.
OUR RESPONSE
Project and cost certainty
Appointed by Manse Opus, we delivered full Project and Cost Management services from concept through to completion. We managed the delivery of the £40 million, three-storey,
100,000sqft headquarters – complete with a 300-space multi-storey car park, EV charging, cycle storage, new access road and on-site gym.
Our team navigated the challenge of managing over 250 tenant-led changes during construction. Through weekly change control meetings, we ensured clear communication, robust cost tracking and programme certainty – key to meeting Cadent’s objectives. A further technical complexity involved integrating a partial basement within a smaller footprint than the building above. This required the design of a flexible atrium floor detail and a bespoke internal staircase, linking all floors to the central coffee bar and kitchen.
THE RESULT
Purpose-built for performance
The new headquarters offers open-plan offices, collaborative spaces, meeting rooms and a ground-floor restaurant, all delivered to a high-spec Cat B fit out. It brings staff together in a space tailored to modern ways of working, with health and wellbeing embedded into the design.
THE LASTING IMPACT
Setting the standard for sustainability
Awarded a BREEAM ‘Very Good’ rating, the building sets a strong precedent for sustainable development at Ansty Park. Features include photovoltaic panels, rainwater harvesting, a light well and 85% of fit out materials sourced within 100 miles. Our successful delivery of this flagship project marked the beginning of a strong partnership with Manse Opus – one that has since expanded across multiple developments in the region.
