Ridge undertook feasibility studies for refurbishing the main building, commercial units and heritage suites. Ridge are also developing and negotiating the Agreement for Lease with the incoming tenant, HMRC, alongside producing the additional Development Fund Agreement works, in partnership with the Fund Monitor.
The works are being delivered within a very short timescale and comprise large-scale asbestos removal, demolition of modular offices, relining of a cast iron drainage system, wholesale building services replacement, new steel windows and ornate window refurbishments, new roofs and rooflights, full façade repairs and cleaning, new lifts and refurbishment of existing, and high-specification finishes.
Alongside the works for HMRC, Ridge is also engaged on 70,000sqft of commercial spaces to the building’s perimeter, negotiating Agreements for Lease, enabling works, procurement and fit-out of seven retail units, as well the conversion of the ornate banking hall and former post office areas into high-end restaurants.
