Delivering net zero logistics at scale

THE ASPIRATION
Reimagining logistics for a net zero future
Jaguar Land Rover needed a next-generation logistics facility at its Solihull site, developed by Prologis, to support just-in-time manufacturing, reduce supply chain risk and meet net zero carbon goals. The ambition was to significantly improve operational efficiency, reduce supply chain risk and cut carbon emissions – all within a constrained infill site close to Birmingham International Airport. The facility had to integrate advanced automation, achieve net zero carbon targets and be delivered at pace, despite launching during the COVID 19 pandemic.

OUR RESPONSE
Designing and delivering at pace
We acted as Architects, Lead Designers and Principal Designer from concept to completion, working closely with Prologis and Winvic Construction Ltd to deliver a 1 million square foot Net Zero Carbon Logistics Operations Centre. The scheme included a 15 metre high automated warehouse with ASRS, more than 4,000m² of office, welfare and canteen space for 400 staff, and extensive external works.

Delivering the project in just one year required close collaboration, advanced BIM coordination and rapid decision making. The team also navigated major infrastructure challenges, including a highway diversion, drainage works and powerline rerouting under a Section 278 Agreement. Alongside the main building, we designed a multi storey car park for 1,150 vehicles, EVs and bicycles, high security boundaries, a gatehouse and sustainable landscaping.

Despite pandemic restrictions, the project was completed on time and to demanding sustainability standards.

THE RESULT
A high-performance, net zero logistics hub
The facility now supports automated, just in time logistics across 1 million square feet and is designed to achieve BREEAM “Very Good”. By reducing HGV movements, it cuts carbon by an estimated 1,120 tonnes of CO₂ each year while strengthening supply chain resilience and improving operational efficiency.

THE LASTING IMPACT
Delivering value beyond the building
The project generated more than £11 million in social and economic value, supported by work experience placements, training and community initiatives across the West Midlands. Through a wider sustainability programme, unavoidable embodied carbon was mitigated fivefold by protecting 760 acres of rainforest in the Peruvian Amazon, supporting environmental, social and educational benefits far beyond the site.
