A redevelopment scheme in the centre of Redhill, which significantly increased the size of the store and added two dedicated levels of store parking, a hotel and a gym.
The client (Sainsbury’s) and landowner (Aviva) reached agreement for the redevelopment of the Warwick Quadrant site, incorporating the food store and its expansion onto the former Lombard House site, which was demolished in an earlier enabling phase. It also incorporates public realm improvements, Section 278 Highways works, utilities and landscaping, improvements to the Harlequin Theatre and library façades, and a new entrance canopy.
Stakeholder management was essential, especially aligning various constraints and requirements of the different parties (Sainsbury’s, Aviva, Reigate & Banstead BC and Surrey CC’s Highways, existing adjacent retail tenants, library, theatre, car park and town centre users).
A key driver was to maintain and maximise store trading and minimise disruption at all stages; a detailed phasing solution was developed to achieve this aim.
