• Market study reports

  We research the region and local area in depth – investigating comparable venues, benchmarking against competitors and identifying the price points the market will support. These findings inform the business case and can highlight where a site plan might be refined to improve commercial performance.

• Construction and operational cost estimates

  Working from the site masterplan, we develop a bill of quantities across track features, buildings, earthworks and infrastructure. Operational cost estimates are also applied, giving investors a clear picture of both the capital requirement and the ongoing cost base.

• Revenue streams

  We model the potential income streams available to the project – track activities, events, building revenues and memberships – drawing on our project database and calibrating the figures to reflect local market conditions. The result is a realistic and well-evidenced view of a project’s potential.

• Proforma and cashflow models

  All cost, revenue and operational estimates are brought together into a clear financial model – typically a 10-year P&L forecast – giving investors the information they need to assess longer-term returns. When required, we present the business case in an investor deck.
