Mountpark wanted to create a major logistics park that would support investment and employment while delivering lasting benefits beyond the site.

The development brings together large-scale logistics facilities, new infrastructure and improvements to the surrounding highway network, alongside significant green space and public access.

Managing a complex development

Mountpark Hinckley brings together three logistics units, site-wide infrastructure and a substantial package of off-plot highway improvements.

With five separate construction contracts being delivered by two principal contractors, we are providing a single point of contract administration across the development.

Our role spans the full project lifecycle, from cost estimates and procurement through to project management, contract administration, cost management, site inspections and client reporting. This joined-up approach helps manage the coordination between the individual plots, site-wide infrastructure and highway works as the development progresses.

Building quality in from the start

Quality is a key priority for Mountpark, so we brought our Quality Assurance approach into the project from the outset.

Our QA manager worked with the contractors early to establish clear expectations, then monitored delivery against the Employer’s Requirements throughout construction. This means issues can be identified and addressed early, rather than becoming more difficult and costly to resolve later.

With two principal contractors working across the development, this consistent approach helps maintain standards across the whole scheme.

Improving the wider area

The development is delivering more than new logistics space. The scheme includes a new wetland, native hedgerow and tree planting, extensive habitat creation and more than 2.5km of new off-road footpaths and a trim trail with outdoor fitness equipment. The new routes connect with the existing public rights of way network, opening previously agricultural land to public access.

Off site, the Section 278 works address wider highway needs. Improvements to Dodwells Island increase capacity, a new signalised junction provides dedicated access to the park, and lowering the A5 beneath the railway bridge improves clearance for high vehicles and removes a recurring road safety problem. The works also improve pedestrian and cycle connectivity along the corridor.

A development with lasting value

Due to complete in 2027, the scheme will create significant logistics capacity while supporting inward investment and employment, improving highway capacity and safety, and creating new public access, recreational space and habitat.

Units 2 and 3 are also targeting BREEAM ‘Outstanding’ certification and are being delivered WELL ready.
