Prologis Logistics Facility Refurbishment

Creating a flexible, market-ready asset

  • Client Prologis UK Ltd

  • Location Northamptonshire

Prologis set out to transform an existing logistics facility into a flexible, sustainable building ready for its next occupier.

The refurbishment focused on improving the quality and functionality of the 355,350ft² facility while creating an asset capable of meeting the needs of a broad range of occupiers.

Creating a facility ready for what comes next

We provided cost and project management, and MEP engineering services, supporting Prologis during the pre-contract stage. During delivery, we transitioned into the role of Employer’s Representative, overseeing cost, programme and quality throughout construction.

The refurbishment included improved dock loading arrangements and yard works, reconfigured office accommodation and a new entrance, full sprinkler and LED lighting upgrades, rooftop solar PV, slab repairs, rooflight replacement and wider structural and fabric improvements.

Making an existing asset work harder

This was more than a refurbishment. The aim was to create a facility that could respond to changing occupier requirements and continue to appeal to future occupiers.

The warehouse was designed to accommodate both Very Narrow Aisle and Wide Aisle racking configurations, giving occupiers greater choice over how they use the space and broadening the building’s potential market appeal.

Getting the commercial detail right

Strong cost control was central to the delivery. We developed detailed cost plans, managed the tender process, coordinated technical and commercial queries and undertook detailed tender adjudication.

By thoroughly reviewing submissions and identifying omissions and scope gaps before contract award, we helped build a more accurate and dependable cost plan for delivery. During construction, regular progress and commercial reporting, ongoing cost advice and proactive risk management kept the project on track.

A more sustainable future

Sustainability was built into the refurbishment, with rooftop solar PV, LED lighting and other building upgrades contributing to the project’s environmental performance.

The completed facility achieved BREEAM Excellent and EPC A. Now being actively marketed, the refurbished building provides Prologis with a more flexible, sustainable Grade A asset, ready to support its next occupier.
