This week, Ridge experts joined healthcare leaders, NHS estates professionals and industry partners at Healthcare Estates 2026.
Healthcare estates are at a crossroads. Budgets are stretched, frontline teams are under pressure and every pound needs to work harder. At the same time, trusts are being asked to rethink how care is delivered, embrace digital transformation, decarbonise and modernise estates, often while managing ageing infrastructure and growing compliance demands.
The ambition is there. The bigger challenge is turning it into practical, affordable change that works for the people delivering and receiving care. Across the conversations at Healthcare Estates, a few themes stood out.
Key takeaway #1: Taking small steps.
The challenges facing healthcare estates are huge. The solutions don’t always have to be.
Small, well-informed interventions can make a real difference, from repairing roads and replacing air handling units to making better use of existing spaces and infrastructure.
But first, get clear on what’s actually needed. Understand how services need to work, what the existing estate can realistically provide and where investment will make the biggest difference. Sometimes that means a new facility. Sometimes it means making what you already have work harder.
Before building more, understand what you really need.
Key takeaway #2: Conversation is free. Its value is priceless.
Getting that clarity starts with talking to the right people.
Bring clinical teams, operational colleagues, estates, digital, finance, patients and service users into the conversation early.
Those conversations can challenge assumptions before they become expensive decisions. They can uncover why a pathway isn’t working, why technology isn’t being fully used or why an estate solution that looks good on paper might not work in practice.
Get the right people around the table early, and you’re much more likely to solve the right problem.
Healthcare Estates remains one of the most valuable events in our calendar, bringing together people who understand healthcare’s challenges from every angle. Our first-hand experience and specialist expertise led to some valuable conversations. We look forward to supporting the NHS Estates’ key areas of focus.”

Key takeaway #3: Make social value more human.
Social value shouldn’t start with an initiative, target or metric. It should start with the people and communities you want to create value for.
That means taking a more local, place-based approach. What matters in one community might not matter in another. Understand what’s happening locally, what people actually need and where you can make a meaningful difference.
What are you trying to change – and why? Are the things you’re measuring actually telling you whether you’re succeeding? Start with the impact you want to make, then shape the activity around it.
Key takeaway #4: The golden thread? People.
Whether we’re talking about estates, digital transformation, service redesign or social value, the same principle keeps coming back: start with people.
Buildings and technology are enablers, not solutions in themselves. Understand what services need to deliver, how patients experience them and what staff need to make them work. Then shape the estate, technology and investment around that.
Sometimes it’s the seemingly small decisions that make the biggest difference. But whether the answer is a new facility or a small change to an existing one, it has to start with the people who will use it.
Let's talk
Many of our team have worked in the NHS. They’ve lived the pressures healthcare teams face and know the role buildings play in easing them. That’s why we ask the right questions early and deliver environments that work from day one.
