THE ASPIRATION
Safer, modern homes for all
Haringey Council manages a large and diverse affordable housing portfolio, much of it built in the mid-20th century and in urgent need of investment. The Council’s priority was to assess stock condition and take proactive steps to improve safety, quality and comfort for residents, while laying the foundation for long-term regeneration across its neighbourhoods.

OUR RESPONSE
A trusted partner for holistic delivery
Our 20+ year relationship with Haringey began with borough-wide asset management surveys, shaping future investment in compliance and regeneration. Since 2018, we’ve been a multidisciplinary delivery partner under Haringey’s housing framework, providing services including Project and Cost Management, Architecture, Structural and Civil Engineering, Fire Risk Assessment and more. Our goal is to deliver projects with a cohesive, coordinated approach — ensuring the best outcomes for both Haringey and its residents.

At Broadwater Farm, one of the Council’s largest estates, we have supported regeneration through intrusive surveys, safety-led demolition, structural upgrades and low-carbon energy solutions. We’ve also delivered building safety improvements, gas decommissioning and transformed retained blocks with new cladding and thermal enhancements. At the site’s Martlesham and Rochford blocks, we designed and will deliver a safety-driven scheme to reduce the risk of disproportionate collapse, which will involve installing a new structural steel support system. This programme will also introduce non-combustible façades, ventilation upgrades, new windows and doors, and wider internal and external enhancements.

Fire safety at Broadwater Farm has been a major focus. Across eight blocks, including an 18-storey tower, we managed compliance works including 900+ flat entrance doors, 300+ fire doors, fire-rated coatings across 16,000 square metres and upgrades to detection, emergency lighting and signage.

At Noel Park Estate, a conservation area, we replaced over 200 modular rear extensions in line with heritage requirements, removing outdated kitchen and bathroom pods and installing new layouts tailored to each home.

Across the borough, we have delivered a broad range of internal and external refurbishments in occupied homes, including a gas decommissioning programme that replaced 800+ boilers with modern Heat Interface Units in just nine months. Working in live environments, we’ve remained flexible, planning around residents’ needs and minimising disruption.

Over 1,000 homes upgraded with care
We have helped bring over 1,000+ homes across multiple estates up to modern standards. Our coordinated approach has improved energy performance, building safety and day-to-day functionality, while avoiding disruption to residents and maintaining full compliance with planning and conservation requirements.

THE LASTING IMPACT

We continue to support Haringey Council with strategic advice and delivery across their housing stock. Our long-standing partnership, deep knowledge of estate-wide systems and ability to align with evolving processes make us a trusted extension of their team. Beyond technical delivery, we’re proud to support Haringey’s social value goals—taking part in fundraising activities such as an abseil down Northolt Tower to benefit local community projects
