Project management
Railpen wanted to transform two underused Birmingham office buildings into a single, future-ready workplace that’s flexible, sustainable and attracts talent.
We provided project management, cost management, employer’s agent and principal designer services, guiding the refurbishment of 2 Colmore Square and Cannon House into one unified workplace.
Delivering complexity with confidence
We provided project management, cost management, employer’s agent and principal designer services, guiding the refurbishment of 2 Colmore Square and Cannon House into one unified workplace.
The transformation introduced dual receptions, a rooftop terrace, reconfigured basements and shared amenities, all quietly tucked into the existing structure. Technical upgrades included air source heat pumps, heat recovery air handling units and destination controlled lifts to improve efficiency without complicating the user experience.
Occupiers now benefit from a 100-person auditorium, coworking zones, communal meeting rooms, EV charging, cycle storage and bright, high-spec changing facilities. We coordinated specialist teams across IT, smart building systems, Fitwel design, branding and wayfinding to keep delivery calm and consistent.
From fragmented to future-ready
Now rebranded as Multistory, the scheme brings together 6,900 m² Grade A office space with 2,500 m² retail and leisure. Birmingham’s largest shared amenity area sits at its heart, supported by ground-floor and lower-ground units that add flexibility and long-term value.
The redevelopment creates connected, modern workplaces with clear routes and welcoming spaces, helping Railpen attract and retain talent.
Setting a new standard for sustainability
Multistory shows what refurbished workplaces can achieve. WiredScore Platinum, Fitwel 2-star and EPC A reflect strong sustainability and wellbeing. Smart systems and thoughtful design create a workplace that feels future-ready and is already setting a new benchmark for investment in Birmingham.
