South Acton Estate Regeneration West London

The regeneration of the South Acton residential estate in West London is one of the largest and most successful regeneration schemes in Britain.

Acton Gardens LLP is a Joint Venture between Countryside Properties and London & Quadrant Housing Group. Working in partnership with the London Borough of Ealing, Acton Gardens is redeveloping the South Acton Estate to create a modern, sustainable and contemporary environment, planned as a series of neighbourhoods arranged around public spaces and play areas. The urban village design demonstrates how the built environment can be at the heart of a community. The new housing provides residences for allocation by councils, shared ownership units as well as private ownership.


Ridge was appointed to regulate and administer the implementation of the Employer’s and Project Requirements. Ridge has been involved from the outset of Phase 1 up to the current Phase 9, providing cost advice; preparing Employer’s Requirements and administering bespoke building contracts per phase.

Numerous phases included the demolition of buildings, the majority of which were 1960’s high-rise blocks. New construction includes blocks of apartments, maisonettes and adjacent town houses.

Results

The development incorporates specific Section 38 and Section 278 requirements for most phases, thereby improving the surrounding services and roads. The overall programme includes the replacement of the existing retail, community centre and youth centre, as well as the introduction of new doctor, dentist and childcare facilities, all located within a central hub.
