Westway Place Redevelopment – Retail Oxford

Westway Place is the redevelopment of the Botley precinct in West Oxford. The new mixed-used scheme will invigorate the area by introducing new residential, retail and community facilities.

The client, Botley Development Company, is a joint venture between MACE developments and Doric developments.

Ridge has assisted in the land assembly of the scheme, working on various feasibility options and was instrumental in ensuring a viable development, allowing the development company to proceed with site acquisition and a deliverable planning consent.

The existing precinct, and some of the neighbouring buildings, will be demolished to make way for high quality homes, a hotel, student accommodation, 51,000sqft of retail / restaurant space and a building dedicated to public facilities which includes a library, community hall and church.

A highlight of the scheme will be the introduction of attractive outside areas to create a central piazza, lined with restaurants and cafes, which will become a focal point at the heart of the community.

Ridge provided multidiscipline professional services led by the Project Management team, offering a balanced approach of added value.

Much effort has been taken to engage with the local community which has influenced the project proposals and eased concerns over construction disruption and traffic congestion.

The development creates a new community and regenerates the previous site for existing stakeholders. This includes the temporary relocation of community groups and retail provision on site, so the local community can continue to thrive whilst the permanent work is being undertaken.

The combined design team was successfully led through an extremely contentious planning process.

Ridge has developed and formed relationships with existing tenants working closely with them to ensure their aspirations are, where possible, incorporated into the new scheme. This includes both public and private sector stakeholders, and religious groups.

Ridge has been instrumental in sourcing the successful contractor and working with local resources to deliver the project. Collaborating with the successful contractor, Ridge has developed carefully thought-through phasing plans, ensuring sufficient resources were available to allow timely delivery for all the stakeholders.
